§ 01 · What we are doing here

Research, not construction.

Site walks, cooperative-law consultations, budget sketches, cohort conversations. Construction follows a decision gate, not a calendar.

Site walks this quarter, cooperative-law consultations with a cooperative-native lawyer in Kayseri, budget sketches tested against the Phase 1 capital target, conversations with the 28 committed households to write the first draft of the bylaws together.

The bet

Turkish cooperative law rewards groups that can show structure, patience, and capital discipline. The Aegean has the climate, the memory of the köy, and an educated urban diaspora that would return for a place with both warmth and internet.

Climate

Hot-dry summer, wet-mild winter. 1,000+ mm/yr rainfall — meaningful food self-sufficiency is on the table.

Vernacular

Hayat-house vernacular, limestone walls, vines for shade. Low pitched clay-tile roofs, shaded inner courts, the generous threshold that Mediterranean architecture has always known about.

Binding constraint

Land at the right scale (15–25 ha, walkable to a town) is the constraint. Water is not.

  • Buyout exit path for a member leaving in the first 10 years — fair to the leaver AND to the commons?
  • Cohort formation cadence — how to onboard the first committed households without losing the slow-building ethos.
  • How much of the legal framework translates cleanly to a sister Kont outside Türkiye.

Named where we can, open where we can't.

Partners and counsel are named after the engagement letter is signed. Cohort households stay private until the cooperative registers. The slots that are open are open on purpose — introductions welcome.
