The shortlist had eight parcels, all within a two-hour drive of Izmir, all within the Mediterranean coastal climate band, all between fifteen and thirty hectares. Three months of satellite imagery and tax-record research had narrowed it from forty. The next narrowing was going to come from walking.
The first parcel we walked sits above a small bay in the Aegean hills — olives, a handful of vines, a run-down stone farmhouse from the early twentieth century that a local goat-herder has been using as a shed. Twenty-two hectares on the tax roll; closer to nineteen once you walk past the boundary stone the surveyor laid in 1954 and account for what the road has since taken. The slope is gentle on the southeast face and sharp on the northwest. There is water — a spring the goat-herder pointed to without being asked.
The second parcel, an hour south, sat on a wider plateau with a better soil profile and no spring. You could hear the highway from every corner of it. The land-to-quiet ratio collapsed the moment you stood still.
Quiet is not a number we track in the spreadsheet. It probably should be.
What walking adds
Satellite gets you the coarse grain: elevation, aspect, tree cover, road proximity, parcel boundary, access route. What satellite misses is almost the entire middle grain — the thing a place feels like at the resolution a resident actually lives in. The scale of the sound. The way the light arrives over the eastern ridge in the morning and what that means for a neighborhood’s rise-time. Whether the approach road is passable to a delivery van in January or only in July.
What we added to the spreadsheet after this walk:
- Highway audibility at 200 m from the center of the parcel. A number between zero and three, human-judged. Parcel one: zero. Parcel two: two.
- Existing tree cover that survives a 2050 climate projection. The olive grove on parcel one is older than the climate models. We trust it.
- Access to a spring or a defensible well. Parcel one has a spring the goat-herder relies on year-round; parcel two relies on a cooperative well that would need membership negotiation before we could count on it.
- Distance to a town where a fifteen-year-old can ride a bicycle to a coffee with friends on a Saturday. Parcel one: six kilometers on a quiet road. Parcel two: fourteen on a road that isn’t.
Where the shortlist stands
After two walks, the shortlist is now six. Parcels one and eight are provisionally in the top half; parcels three and five are provisionally in the bottom half (both for road-sound reasons, which we hadn’t scored before). Parcels two, four, six, and seven need walking before we can say more.
The plan for April is to walk the remaining four, then cohort-convene in Izmir to narrow to three, then walk those three a second time with the cohort present rather than with just the research team. Land is decided by the people who will live on it — not by a spreadsheet score, and not by the founder alone.
We will publish a single-paragraph summary of every parcel once the shortlist closes to three, with whatever permissions the owners grant us. Where an owner prefers confidentiality, we say so; we don’t leave land decisions feeling opaque to anyone who has expressed interest.
